Which loan program is right for my deal?
The best program depends on your investment strategy. If you are purchasing a property to renovate and sell, a Fix & Flip loan is ideal. If you are buying a rental property, a DSCR loan qualifies based on the property's cash flow. Bridge loans are for time-sensitive acquisitions that need fast capital. Can I use multiple programs for different properties?
Absolutely. Many of our borrowers use Fix & Flip loans for renovation projects and DSCR loans for their rental portfolio. There is no limit to the number of loans you can have across different programs, and having a successful track record with us improves your rates and terms over time.
How fast can I get funded?
Closing timelines vary by program. Fix & Flip and Bridge loans can close in as few as 7-14 business days. DSCR Rental loans typically close in 21-30 days. Construction loans take 14-21 days due to additional documentation requirements. All timelines assume a complete application and clean title.
Do you require personal income documentation?
For Fix & Flip, Bridge, and Construction loans, we do not require W-2s, tax returns, or income verification. These loans are underwritten based on the asset and your real estate experience. DSCR Rental loans qualify based on the property's rental income — also no personal income docs needed.
What is the minimum credit score to qualify?
Minimum credit scores vary by program: Fix & Flip (620+), DSCR Rental (660+), Bridge (650+), and Construction (660+). Borrowers with higher credit scores receive better rates and higher leverage. We recommend getting pre-qualified to see exactly what you qualify for.
