Business Purpose Loans Only

All loans facilitated through AIRE Lending are business-purpose loans intended for the acquisition, renovation, construction, or refinancing of non-owner-occupied investment properties. These loans are not consumer loans and are not subject to consumer lending regulations including, but not limited to, the Truth in Lending Act (TILA), the Real Estate Settlement Procedures Act (RESPA), the Home Mortgage Disclosure Act (HMDA), or the Consumer Financial Protection Bureau (CFPB) rules governing consumer mortgage lending.

By submitting a loan application through our platform, you represent and warrant that the loan is being sought for business or investment purposes and not for personal, family, or household use. Loans for owner-occupied residential properties are not available through AIRE Lending.

State Availability

AIRE Lending's services are not available in all states. Loan program availability, rates, terms, and maximum loan amounts may vary by state due to differing state lending laws and licensing requirements. Some programs may not be available in certain states, and state-specific restrictions may apply.

We currently serve borrowers in the following states: Ohio, Texas, Florida, Georgia, North Carolina, Tennessee, South Carolina, Pennsylvania, Indiana, Michigan, and additional states. Contact us to confirm availability in your state.

Rate and Fee Disclosure

Interest rates, origination points, and fees displayed on this website represent ranges across our lending programs and are provided for illustrative purposes only. Your actual interest rate, origination points, and fees will be determined during the underwriting process based on factors including, but not limited to:

• Borrower credit score and credit history
• Real estate investment experience
• Loan-to-value ratio (LTV)
• Loan-to-cost ratio (LTC)
• After-repair value (ARV)
• Property type and condition
• Loan amount and term
• Geographic location
• Market conditions at the time of funding

Additional fees may include processing fees, underwriting fees, legal fees, appraisal fees, title insurance, recording fees, wire fees, and other third-party costs. A complete disclosure of all fees will be provided prior to closing.

Lending Disclosure

AIRE Lending provides lending services for business-purpose real estate loans. Loans originated through AIRE Lending may be funded by affiliated lending institutions. AIRE Lending works with institutional lending partners to fund loans and maintains appropriate lending licenses and compliance programs.

Compensation structures may include origination fees and other standard lending fees. All applicable fees will be fully disclosed to borrowers prior to closing.
